Client Challenge:
Delayed by preceding contractors, the Specialty Contractor (DRG Client) was asked to accelerate and complete its work in less than half its contract duration, so as to allow the Owner to open on time.

DRG Solution:
Prepare a change order request on behalf of the client, present that request to the Owner, and negotiate a formal acceleration change order.

The DRG quantified the additional costs that the contractor would have to absorb to meet the accelerated end date. To calculate those costs, we utilized the contractor's progress records and manpower data to establish the productivity levels that the contractor was currently achieving. We then extrapolated that productivity, using earned value concepts, to determine the additional manpower that would be required given the ongoing interferences. We loaded the required manpower into a CPM schedule, using Primavera software. The DRG and the client prepared several completion scenarios in an attempt to minimize project costs, while meeting the client deadline. Those scenarios were presented to the construction manager for its selection of the most suitable plan.

The DRG then assisted the client in the presentation and negotiation of the change order.

Outcome:
Client received a 40% add to its contract.
